Where AI helps, what it means for colleagues and their roles, and how to adopt it without adding costs you can’t recover.

Our follow-up to 'The Size Penalty' tackles the question we deliberately left out of that paper: how AI will reshape the way housing associations are designed.

Rather than adding to the pile of use cases, we take a typical operating model, activity by activity, and assess what AI actually changes in a well-run organisation. The answer is more modest and far more dispersed than the headlines suggests, with around 10 percent of cost replaced and 90 percent of human effort still needed. The savings are real but latent, arriving in small amounts across almost every role.

This paper gives leadership teams something they currently lack: a picture of the organisation they are heading towards, and a baseline to test and debate.
